RESIDENTIAL SERVICES INSPECTION OVERVIEW

A home cannot fail an inspection. A professional residential services inspection gives you an independent, unbiased view of any problems and their solutions, so that you will have all the facts you need to make a sound, informed decision.

WHAT TO EXPECT

The residential services inspection provides an invaluable learning and discovery experience during which your questions can be answered on the spot. Depending on the size and condition of the home, a thorough home inspection will take no more than four hours, usually between an hour and a half and three hours. In addition, you will gain insight into maintenance and energy conservation tailored specifically to your home. Above all, we wholeheartedly encourage you to accompany us during the inspection. Furthermore, all of our clients are offered free telephone consultation after the inspection.

A thorough home inspection will include the following:

 

ROOF:

Includes shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible, accessible roof related items.

 

PLUMBING AND FIXTURES:

This inspection includes water pressure and flow, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, sanitary system, and other plumbing system components.

 

HEATING AND COOLING SYSTEMS:

Inspection of the furnace, air cleaning parts, ductwork, air conditioner and lines, and other visible related HVAC components.

 

ATTICS:

Our team inspects the Insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible, accessible related items.

 

INTERIOR:

Floors and ceilings, walls, stairs (if applicable) and banisters, cabinets, shelving, built-in appliances, safety-related items, and other visible, accessible interior-related components are inspected.

 

EXTERIOR:

Siding materials, attachments, windows, doors, sashes and lintels, vents, entryways, and other visible exterior related components.

 

ELECTRICAL SYSTEMS:

Service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components.

CHINESE DRYWALL – VISUAL INCLUDED

Chinese Drywall visual inspection services- Included at no extra charge with a regular Home Inspection.

We will identify features including drywall dates if visible, blackening of copper, and foul odors associated with toxic drywall should they exist or not. In conclusion, this information will be documented in your report, however this is not to be considered a test or sampling for Chinese Drywall.
Testing information may be obtained at +1 (866) 446-7717. Testing requires core sampling and is destructive in nature. Homeowner approval will be required.

RADON

Radon is a cancer causing gas radioactive gas. You can not see, smell or taste Radon but it may be a problem in your home. 

Although many maps indicate a low probability of Radon we have attached the above link so that you may make an informed decision.

If you choose to have a Radon test performed testing equipment is small, noiseless and unobtrusive however is required to collect data for 48 hours.

WDO – WOOD DESTROYING ORGANISMS

Most FHA and VA loans require a WDO Inspection and report, be sure to confirm with your lender. Upon completion of the inspection a written report will be made available.

MOLD AND INDOOR AIR QUALITY

A typical residential mold inspection consists of:

  • Air samples taken to be sent to a lab to detect whether mold is present in the air.
  • Swab samples taken of visible mold to be analyzed by a lab to detect what type of mold is present.
  • A written report will be provided to inform you of all findings during the visual inspection.
  • A report will also be provided to inform you of the findings of our mold/ air quality testing.
POOL AND SPA INSPECTION – VISUAL OR COMPREHENSIVE

An inspection of accessible pool components for obvious deficiencies such as leaking pumps, broken pipes, chipped or cracked pool decks is included with the inspection for a $25 fee. This is a visual inspection and will not identify leaks in pools, temperature or pressure issues.

Some of today’s pools are highly sophisticated so we recommend having a pool service company either maintain or go through equipment with you. An additional comprehensive inspection will include leak detection, testing of saltwater equipment, pumps, pressures, filters and water condition. These services range in price from $125 Basic – $550 Leak Detection. 

Boatlift, DOCK & SEAWALL INSPECTION

A visual inspection of the boat lift, dock, and seawall are performed to give the Buyer a general overview of the condition. The Inspector’s findings are based on a visual, non-destructive inspection at the Property. Further evaluation is absolutely suggested by a licensed marine contractor and is recommended on boatlifts, docks, and seawalls over 15 years. This is not a technically exhaustive inspection and maintenance will be required.

SEWER SCOPE

A sewer scope inspection uses a video attached to a snake-like cable to examine the home’s sewer line. This privately-owned pipeline leads from the house to the publicly owned main sewer line or septic tank. A sewer scope inspection can reveal damage to the pipes, blockages, and other problems. In addition, it can spot potential problem areas before they develop into serious issues or hazards. After the inspection, clients will receive a report with findings and recommendations. This allows homeowners, home buyers, and home sellers to act before extensive damage, health issues, or expensive repairs.

DRONE SERVICES

Drones provide a way to inspect roofs that would otherwise be inaccessible. Often a roof is inaccessible when it is too high, too steep or too wet to safely access. 

PEST INSPECTION

A pest inspection identifies problems like roaches, ants, spiders, vermin and termites. 

WELL WATER TESTING

The VA – Veterans Affairs typically requires this test to identify Lead, Nitrate and Bacteria which may be present in the well.  Please note results require a minimum of 5 days for turn round.
